Ceiling Fan Replacement
Includes: Remove old fan, assemble & install new fan, balance blades, test operation.
Does not include: new electrical box, wiring, remote programming beyond pairing, patch/paint.
Add‑ons/fees: 10–14 ft ceiling +$50; no rated box +$60; haul‑away +$10.

Toilet Replacement
Includes: remove old toilet, set new toilet, new wax ring, new closet bolts, test for leaks.
Does not include: new supply line, flange repair, disposal.
Add‑ons/fees: supply line +$12; haul‑away +$25; flange repair quoted on site.

Garbage Disposal Replacement
Includes: remove old unit, install customer‑supplied unit, reconnect drain & dishwasher knockout.
Does not include: new electrical receptacle, major plumbing reconfiguration.
Add‑ons/fees: hardwire‑to‑plug conversion +$25; new tailpiece +$15.

Light Fixture Swap
Includes: remove old fixture, install customer‑supplied fixture, basic bulbs install if provided.
Does not include: new switch, dimmer programming, patch/paint, fixture assembly beyond standard.
Add‑ons/fees: dimmer install +$50; stair/loft access +$25.

Door Handle/Lockset Replacement
Includes: remove & replace knob/lever, adjust latch strike for smooth close.
Does not include: smart lock programming, fresh‑cut boring.
Add‑ons/fees: smart lock setup +$25; fresh bore holes quoted on site.

TV Mounting (up to 65")
Includes: locate studs, mount bracket, hang TV, basic wire tidy.
Does not include: hiding wires in‑wall, power relocation, over‑fireplace drilling.
Add‑ons/fees: in‑wall cable conceal +$75; over‑fireplace +$50; soundbar +$25.

Drywall Patch (Up to 24"x24")
Includes: cut & backer, patch, tape, 2 coats mud, texture blend.
Does not include: paint/primer, structural issues, mold remediation.
Add‑ons/fees: return paint coat +$60 (owner‑supplied paint); larger areas quoted.

Baseboard & Trim Repair
+$8/lf after
Includes: remove damaged pieces, install new segments, caulk joints.
Does not include: paint/prime, full room replacement, custom profiles.
Add‑ons/fees: prime & paint +$40 (owner‑supplied paint); shoe moulding +$3/lf.
Gate Tune-Up (Wood or Metal)
Includes: hinge & latch adjustment, replace standard hardware (if provided), realign for smooth close.
Does not include: welding/fabrication, new posts, concrete set.
Add‑ons/fees: new latch/hinge install +$25 each (parts extra); sag strut +$30.
